The Paramount – 40 Story Highrise

The ParamountMichele Ritsch, Partner, became the point person for this client when they were in final preparation of their initial site and building plans, therefore she was able to make constructive suggestions all through the final stages of plan preparation.

There were no comments on the civil submission and only two minor code issues from the building reviewer.

Some of the services Michele performed for this client were:

  • An ordinance permitting sewer capacity for this project had been passed because basins in this area are at capacity.
  • Arrangements had been made to use an adjacent building’s holding tank and force-main waste to another basin. Our partner, Michele Ritsch, was able to get through to the EPD on the first try and get their approval for the force-main. The ordinance was an imperative part of the site development approval and we made sure that a copy of the ordinance was presented to the right parties at the right time so that there was no question as to the legitimacy of the approval in a basin under a moratorium.
  • We obtained a construction easement from the adjoining owner within a week of the initial contact.
  • She subdivided their parcel in less than 2 weeks. She had to work closely with the civil engineer to get the survey the way the city wanted it and then stay on top of the city to ensure they recorded the new
    subdivision.
  • She proposed roll away containers for garbage pickup because the city wanted a 47′ turnaround and on less than 2 acres with 400,000 square feet, that was not feasible.
  • She obtained the DOT utility permit in two weeks by walking it through the city and delivering it to DOT.
  • She urged the developer to do underground borings before starting excavation based on our knowledge of an underground river in the area. The water flow was 110 gpm. They were able to revise their plan to tie the pump into the junction box in lieu of the detention vault, saving a great deal of time and expense in re-engineering the site later in the process.
