Sheraton Atlanta

We have assisted the owner of the Sheraton Atlanta with a number of projects, including the ballroom addition, added over the existing parking lot, interior room renovations, and a recent re-configuration of the exterior of the hotel rooms.

This project is in a Special Public Interest district. On our initial project with the Sheraton, the ballroom addition, the owner and manager of the property had done a lot of investigation prior to submission, but somehow they were not told that they would need design review, a Special Administrative Permit and impact fee waiver.

We immediately started this process and negotiated with the city planning department to work out issues regarding the streetscape, building design at street level, as well as issues with the arborist. Once we received final approval from the design reviewer, we submitted plans to building. Our first step was to apply for sewer capacity.

There were issues regarding the structural composition of the existing parking deck and it’s ability to support the new structure above it.  Mr. Norman Koplon, Director of the Bureau of Buildings, worked with our client to resolve these issues and still maintain the safety of the building.

There were also questions with the water department.  We were able to prove to them that the hotel’s water connections were up-to-date and met city requirements. We were very involved in reviewing the building plans for code compliance prior to submission and in working with the architect on the site plans. The site plans required only minor revisions to pass.
